Perry Bishop August Editorial: The State of the Market

Phillip Bishop, Managing Director of Perry Bishop

Summer has arrived and with it sunny days. We hope you manage to get away for a well-earned and long awaited holiday this year, whether on our own beautiful shores or abroad.

Traditionally August was always a quiet month for estate agency, due to families taking their summer breaks ahead of the schools starting back.  In more recent years, however, August has been one of our busiest selling months and we know a lot of families choose to travel earlier in the year when the cost of holidays is more achievable.

We still have two of our bestselling months to come – yes, the second half of the year is all about quality and not quantity.  The next few months we will see highly motivated buyers and sellers, and this often results in excellent sales particularly in October and November.

So, what is the housing market like?  Our core areas, Gloucestershire, Wiltshire, and the Vale of the White Horse in Oxfordshire have proven to be very popular with families relocating out of the cities and larger urban areas.  A large number of buyers, who have already sold, are in rented accommodation whilst trying to find and secure their next home.

The number of properties coming to the market has not been sufficient to meet the demand and this has fuelled house price rises in most areas.  Rightmove have just increased their prediction to an average 7% increase for the year.

We launched our VIP Buyers Club at the start of the year to help buyers be first to view new stock as it launched, and it is still proving to be extremely popular.  For our sellers, nervous they will not be able to find the next home, we have for years offered our Low Key Marketing service – an opportunity to find a buyer without all the bells and whistles of a full marketing package, and a buyer who understands your need to find the next property and will wait.

If either of these are of interest or you think would be of help, please let us know.  In the meantime, enjoy the summer sunshine.
